Smart locks have transformed short-term rental management in Australia. Keyless check-in, automatic code expiry, and remote access have removed the most time-consuming parts of hosting. But not all smart lock setups are equal for rental use — and the wrong setup creates problems that a traditional lockbox never would. This chapter covers what works, what doesn't, and how to set it up correctly.

The Two Main Approaches
Offline PIN
Offline — algoPIN (Igloohome)

Igloohome's algoPIN generates time-limited access codes mathematically. The lock validates them locally — no gateway, no WiFi, no server at the property. You generate the code in the app from anywhere, send it to the guest, and the lock validates it at the door.

Do you need WiFi? No — but it depends what you want to do.
The lock works without WiFi. Igloohome algoPIN codes are validated locally. McGrath/TTLock time-based offline PINs work the same way. What WiFi adds is remote management, automation, and live logs — not the ability to open the door. If you want guests to have reliable access on a simple setup, offline algoPIN is the answer. algoPIN Explained — Why It Matters

algoPIN is Igloohome's proprietary technology and the reason it dominates the Australian short-term rental market. Understanding how it works explains why it's different from every other keypad-based system.

A standard connected lock generates a PIN on a server and validates it when entered. If the internet is down, the server is unreachable, or the gateway loses power, the PIN can't be validated — and your guest is locked out.

algoPIN works differently. The lock and the app share a cryptographic key and a time-based algorithm. When you generate a PIN in the app, the algorithm uses the current time and your booking window to produce a code. When the guest enters that code at the door, the lock itself runs the same algorithm and validates the result — no internet, no server, no gateway required. The code is valid only within the time window you specified and expires automatically.

The practical result: guests always get in
Whether your NBN is down, your router has rebooted, Igloohome's servers are having maintenance, or there's a power outage — none of it affects the guest's ability to enter. The code works on the door regardless. This is the most important feature for Airbnb use and the one that distinguishes algoPIN from every competing system. Note that algoPIN guest codes are often longer than standard 4-digit codes — include this in your guest instructions.

Airbnb Connect Integration

Airbnb's native direct smart lock integration is not broadly available in Australia. Igloohome's Airbnb Connect certification is the closest equivalent — and it automates the full guest access workflow:

The Critical Scenario: WiFi Drops During a Guest Stay

Your fallback method must work without internet — no exceptions
WiFi goes down. Routers reboot. NBN drops. Any Airbnb lock setup where guest entry depends entirely on a live internet connection is a liability. Regardless of which system you use, confirm that your guest's access code is validated locally on the lock — not on a remote server. For algoPIN this is guaranteed by design. Property Management Systems (PMS) — What They Are and How They Fit

A Property Management System (PMS) is software that lets short-term rental hosts and property managers run all their listings from one central dashboard. Instead of logging into Airbnb, VRBO, and Booking.com separately, a PMS connects to all platforms at once — syncing your calendar, automating guest messages, managing cleaner scheduling, and in the context of smart locks, automatically generating and sending access codes when a booking comes in from any channel.

For smart lock integration, the flow typically looks like this:

PMS integration requires WiFi and a gateway at the property
The PMS pushes codes to the lock via the TTLock cloud, which requires the lock's gateway to be online. This is why TTLock/McGrath + PMS is a WiFi-dependent setup. Audit Trails for Dispute Resolution

One of the most underrated benefits of smart locks for short-term rentals is the timestamped audit trail. In practice this is valuable in these specific scenarios:

Guest instructionsWrite clear, simple check-in instructions. Include: the code, where the keypad is, what to do if it doesn't work, the 9V jump-start location, and an emergency contact number.
